Tesco Harrogate Opens Its Doors

We were delighted to see Tesco Harrogate open just before Christmas, a project we’ve proudly supported from the outset. The 40,000 sq ft store is the result of a long-standing collaboration and a shared ambition to push the boundaries of low carbon design.

Through multiple design iterations, the scheme evolved into Tesco’s flagship low carbon concept store, demonstrating how circular economy thinking, innovative materials and smart construction can be successfully delivered at scale.

Built on a former gasworks site, the scheme turns constraints into opportunity. Over 500 tonnes of existing material were reused on site, while a glulam timber structure, achieving an 81% reduction in upfront carbon compared to steel, anchors the building’s low carbon credentials. UK-grown timber, reclaimed local stone and responsibly sourced materials further reduce embodied carbon while supporting local supply chains.

Offsite manufacturing and digital coordination streamlined delivery, minimising waste, reducing disruption and accelerating construction. Internally, robust, low-impact finishes and externally, low carbon infrastructure reinforce a consistent, whole-life approach.

Circular Thinking, Delivered at Scale

Circular economy principles are embedded throughout the project from construction to operation. Non-hazardous construction waste was saved from landfill, alongside extensive reuse of materials, fixtures and equipment.

Innovations include recycled-content refrigeration systems, plastic waste-derived external furniture, and a modular petrol filling station installed with minimal site impact. Rainwater harvesting and heat recovery systems ensure resources are reused wherever possible.

Driving the Net Zero Agenda

Tesco Harrogate is helping shape the future of sustainable retail. As part of the pilot for the UK Net Zero Carbon Buildings Standard, the project is informing how large-scale retail can define and verify net zero performance.

Post-completion monitoring is now underway, with operational energy data being captured to benchmark real-world performance. The store is also targeting a BREEAM Excellent rating.

Delivering for People and Place

Beyond carbon, the scheme delivers meaningful social and environmental value. Biodiversity enhancements exceed planning requirements, with new habitats, planting and carefully designed ecological lighting.

Community impact is embedded, with partnerships including Harrogate College, Horticap and local food redistribution charities such as FareShare and the Trussell Trust, supporting skills, reducing waste and strengthening local resilience.

A New Benchmark for Retail

Tesco Harrogate is more than a supermarket, it is a blueprint for the future. It proves that low carbon design, circular construction and commercial viability can go hand in hand at scale.

Setting a new standard for Yorkshire and beyond, the project redefines what sustainable retail can achieve.
